Well we put our house up for sale FSBO (for sale by owner) May 1st. We put it up for 194,990 on Zillow, KSL, and Craigslist.
We didn't much response. We had one showing but the lady who drove in a mini van and had 3 kids said our house was bigger than they wanted! They were downgrading from a bigger house and wanted something smaller. Crazy!
After about a month of not much interest and a few CMA's done we decided to lower our price to 189,990 and started to get a lot more interest. We had sometimes two showings in one day. Needless to say I got REALLY good at cleaning my house REALLY fast! I mean I kept it mostly clean but you would be surprised at how dirty it can become with a 2 1/2 year old and an almost 1 year old!
We had someone tell us that they would let us know by the end of the week if they wanted to put an offer in- so we started talking to our Realtor who helped us purchase our house. She told us that our house was worth in the 130's 135 if we were really lucky. WHAT!?!? Well- I had a gut feeling to put our house up and even after our Realtor telling us that I still had a feeling to keep the house up for sale. The Realtor pretty much told us we had no options....no renting...no adding on...we were stuck for at least another 3 years or until the market gets better. But since both BJ and I had that gut feeling to sell we kept the house up and started talking to another Realtor (one that lives in my parents ward and someone I knew growing up). She told us our house was worth more but still not what we wanted and needed it to be worth a this point. After talking about it with BJ we decided to look at the option of refinancing (not knowing that you usually have to have an appraisal done in order to refinance). And lucky enough the HARP plan that Obama created allowed us who had purchased a home before June of 2009 to refinance without having an appraisal done. We ended up refinancing to a 15 year loan and are going to continue to pay down our mortgage as fast as we can so when we NEED to sell we can. Both BJ and I felt soooo good about this and I realized THAT is why I had the feeling to put our house up. I wouldn't have EVER thought to refinance at this point. So grateful for little answers like this!
I took a lot of pictures and not all of these were on our advertisement but when we do move I want to remember this amazing house filled with great memories!
